Roscommon councillor unveils major plans for mixed-use development

Roscommon councillor Tom Crosby has lodged major plans with the council for a mixed used development at Ballytoohey, Tarmonbarry.
The Independent councillor's planning application comprises a mix of commercial and residential, including a pharmacy, restaurant, drive-through takeaway and 13 homes.
The proposed development is arranged across three distinct areas, with the commercial element located in Areas 1 and 2, providing a mix of retail and food related uses.
The ground floor of the Area 1 two-storey building accommodates four retail units to include pharmacy and physiotherapy uses.
Area 2 comprises a single-storey commercial building providing for restaurant use and drive-through/takeaway facilities. This element of the development also includes an outdoor eating area, 12 car parking spaces and vehicular access from the N5.
The residential development at the site proposes to deliver a total of 13 homes, including five apartments and eight houses. The apartment accommodation is split across Areas 1 and 3 of the scheme.
In Area 1, the first floor of a new two storey building will contain four apartments, made up of two one bedroom units and two two bedroom units. All four apartments will be provided with access to 20 shared car parking spaces.
A further apartment unit is proposed in Area 3, forming part of a two storey residential block. This unit will be arranged over two levels, with a two bedroom dwelling at ground floor level and a one-bedroom dwelling at first floor level.
The remainder of the Area 3 development will consist of eight two storey houses, comprising four three bedroom homes and three two bedroom homes, served by 18 on site parking spaces, internal access roads and pedestrian paths, with vehicular access from the N5.
County planners are due to make a decision on Cllr Crosby's project by June 7th next.
