The Fiddler's Elbow, Ballaghaderreen has been sold.
Two landmark licensed premises in have been sold, in a further sign of continued demand for well-located commercial properties with hospitality and development potential.
Cormac Sheehy and Keith McLoughlin of Sheehy Meares Team Earley have confirmed the completion of sales on Grogan’s Bar and Restaurant in Glasson, County Westmeath, and The Fiddler’s Elbow in Ballaghaderreen.
The Glasson sale involved one of the village’s best-known hospitality properties. Grogan’s Bar and Restaurant, a landmark premises in the heart of the picturesque village, includes separate four-bedroom residential accommodation and stands on a site of approximately 0.7 acres. The property has long been associated with village life and was marketed as a rare opportunity to acquire an established bar and restaurant with significant scope for future use.
The premises includes a trading bar and restaurant, private garden space, outbuildings and independent accommodation, giving the new owners a range of options including continued hospitality use, possible guest accommodation, events, or redevelopment, subject to planning permission. The property carried BER ratings of E2 for the house and C2 for the restaurant.
In Ballaghaderreen, The Fiddlers’ Elbow has also changed hands. The well-established bar and restaurant occupies a prominent location just off the N5 and close to the Mayo and Sligo borders. The property includes approximately 3,500 sq ft of commercial space, a licensed bar, a dining area with capacity for more than 100 guests, a private function room, a beer garden, a commercial kitchen and takeaway facilities.
The Ballaghaderreen property was highlighted for its development potential, including extensive overhead accommodation in need of renovation and a large site with scope for further expansion or redevelopment, subject to planning. Its location on a busy route and its established local customer base were among the key selling points.
The sales come at a time when commercial hospitality properties with additional accommodation and redevelopment possibilities continue to attract interest across the region.
