Bord Pleanála overturns planning refusal for County Roscommon development
Following the refusal the developers appealed the matter to An Bord Pleanála.
A decision by Roscommon County Council to refuse planning permission for the construction of 20 houses at Tulsk has been overturned by An Bord Pleanála.
TH Contractors Ltd has sought planning for the development at Carrownageelaun, Tulsk which would consist of eight 2-bedroom units, ten 3-bedroom units and two 4-bedroom units.
Last April the council sought further information on the application and ultimately refused permission on November 13th on the basis that it was contrary to Roscommon County Development Plan and there was inadequate evidence demonstrating an adequate supply of potable water could be provided to serve the development.
A number of third party observations had also been made on the basis of traffic concerns and road safety; the impact on existing utilities and services and inadequate community services such as schools and medical facilities.
Following the refusal the developers appealed the matter to An Bord Pleanála which has overturned the council’s refusal and has allowed the planning but with a number of conditions.
An Bord Pleanála stated: “It is considered that, subject to compliance with the conditions, the proposed development would not seriously injure the residential or visual amenities of the area or of property in the vicinity, is appropriate in terms of design, scale and layout and consistent with the established built character of the vicinity, and that it would provide an acceptable standard of amenity for future residents. The proposed development would, therefore, be in accordance with the proper planning and sustainable development of the area.” The conditions relate to environmental protection, residential amenities, public health and safety, environmental protection, as well as visual amenity.
