Major County Roscommon housing development gets planning go-ahead

A major residential development comprising 19 houses has been given the planning go-ahead in Roscommon Town.
Roscommon County Council has granted planning permission to S. Doyle & Sons Roscommon Ltd to build the houses in the Abbeytown, Ardnanagh area of the town.
The houses comprise four one bed maisonettes; two two bed semi-detached bungalows; nine three bed, semi-detached, mid terrace and end terrace houses; and four four bed, semi-detached houses.
The proposed development also includes approximately 1,340 square metres of public open space; 37 car parking spaces; a vehicular and pedestrian entrance from the N63 (national secondary road) with associated junction upgrade works; an additional pedestrian only entrance from the N63; internal roads and paths; boundary treatments; bin storage; public lighting; bicycle parking; services infrastructure; and all ancillary site and development works, on lands located to the west of the N63 (including the former Roscommon Tile Centre).
The development also involves the demolition and clearance of all existing buildings and structures on site.
Permission was granted subject to 36 conditions. One stipulates that in the event that bats are discovered during the demolition of buildings on the site, or during felling of trees at the site, works will cease and the advice of a suitably-qualified consultant ecologist/bat specialist will be sought before works may recommence.
Another condition states that the construction work must not give rise to the creation of nuisance to local residents.
The applicant must also pay a development contribution of €83,600 to the local authority.
